Indexations

The rent of your house or parking space is indexed once a year. Just as your wages or benefits increase when life gets more expensive, your rent is also adjusted annually.

  • In a nutshell, there are two things you need to get right:

    1. You may have already paid the rent for the current month when you received your indexation letter.
      • Perhaps when you receive your indexation letter, you have already paid the rent for the current month. If so, additionally write over the total amount on the first page. That way, you will have paid the surplus for the current month.
      • If you haven't paid your rent for the current month, immediately adjust your payment and immediately transfer the new total rent amount on the second page.

    2. Adjust your future payments. From the month after receiving your indexation letter, it is important that you transfer the new total rent amount to us each time.
      • Do you make your monthly rent payment manually? If so, don't forget to transfer the new amount at the bottom of the second page from now on.
      • Do you have a standing order, which makes the payment automatically every month? Then contact your bank to adjust this order to the new rent amount on the second page.
  • Your rent will be indexed every year. If you started renting on 01/03/2022, your rent will be indexed for the first time on 01/03/2023, and then again on that date in 2024 and subsequent years.

    You will receive your indexation letter a few days after the start of the month. So in the example above, you will receive the letter with your new rent in the first half of March.

  • Your rent is calculated according to the legal rules. Every month, the government determines the increase in life expectancy in the so-called health index. That index indicates how much more expensive products and services have become over time.

    You can find the starting index, the index that was applicable at the start of your rental agreement, in your rental contract (usually in article 4). We multiply your rent by the new index, and divide it by this starting index. In this way, we obtain the new rent.

    Suppose you signed a tenancy agreement last year for 750 euros per month, and the starting index was 100 then. If one year later the index is 102, the new rent is calculated as follows: (750 x 102) / 100 = 765 euros.

  • On the first page of the indexation letter you will find the additional amount to be paid for the current month.  We indicate the most important items on the accompanying image.

    On the second page you will find information about your future payments, starting from the next month. We explain which costs have been indexed, how the new price is calculated and what the new total amount you have to transfer each month is.

  • The rent is indexed annually according to the so-called health index. This is an index calculated every month by the government, which indicates how much the prices of the most common products and services have risen in a given month.

    Since the beginning of 2022, the cost of living has risen remarkably faster than normal, influenced in part by energy prices. As a result, the health index is higher, and the rent of your property is also rising more sharply than normal.

  • The Brussels government has decided to (partially) freeze rents for houses that are insufficiently energy efficient. The measure applies from 1 November 2022 to 31 October 2023.

    Specifically, houses with an EPC label E may only be indexed half, and houses with a label F and G may not be indexed for one year. This measure only applies in Brussels.

    We have been investing in energy-efficient homes for years. So although you have undoubtedly seen your energy bills increase significantly, we try to minimise the impact for our tenants with good insulation and new technologies. The vast majority of our homes are therefore also in the most energy-efficient classes, for which annual indexing is carried out as normal.

    If you do live in a house with a less good EPC label, we automatically limit the indexation as prescribed by the government. So if you receive an indexation letter from November 2022, the new regulations have already been applied.

    Specifically, houses with an EPC label D may only be indexed half, and houses with a label E and F may not be indexed for one year. This measure only applies in Flanders.

    We have been investing in energy-efficient homes for years. So although you have undoubtedly seen your energy bills increase significantly, we try to minimise the impact for our tenants with good insulation and new technologies. The vast majority of our homes are therefore also in the most energy-efficient classes, for which annual indexing is carried out as normal.

    If you do live in a house with a less good EPC label, we automatically limit the indexation as prescribed by the government. So if you receive an indexation letter from October 2022, the new regulations have already been applied.

  • The Walloon government has decided to (partially) freeze rents for houses that are insufficiently energy efficient. The measure applies from 1 November 2022 to 31 October 2023.

    Specifically, houses with an EPC label D may only be indexed for 75%, units with EPC label E can be indexed for 50%, and houses with a label F and G may not be indexed for one year. This measure only applies in Wallonia.
