Increasing distribution to the shareholders, for 25 years in a row
The company’s distribution policy provides for an average increase in the distribution to shareholders equal to or higher than long-term inflation.
The Board of Directors relies on:
- the constant, indexed rental flow from existing investment properties;
- the control of the company's operating costs;
- the company's hedging policy, which provides good visibility on interest charges and makes them assessable in the medium term;
- the existing pipeline of project developments;
- the reserves that the company has built up over the years.
For the financial year 2024, the distribution to shareholders was increased for the 25th time in a row, to € 1.14 per share.

Financial year 2024
On 6th May 2025, during the General Meeting and the Extraordinary General Meeting, a distribution to shareholders of € 1.14 per share (compared to € 1.12 for financial year 2023) has been approved for financial year 2024, an increase for the 25th consecutive year.
The distribution to shareholders will consists of the combination of:
- a gross dividend of € 1.02 per share (an increase of € 0.01 compared to € 1.01 for financial year 2023);
- a reduction in shareholders’ equity of € 0.12 per share (an increase of € 0.01 compared to € 0.11 for financial year 2023). This distribution will consist in part of a capital reduction and in part of a distribution of reserves (In accordance with article 18, paragraph 7 of the Income Tax Code).

Withholding tax
Dividends paid by Home Invest Belgium are subject to a Belgian withholding tax of 30%. A partial or total exemption from withholding tax on dividends can be obtained by shareholders who fulfil specific conditions imposed by law. A capital decrease is in principle exempt from Belgian withholding tax.
