Increasing distribution to the shareholders, for 23 years in a row

The company’s distribution policy provides for an average increase in the distribution to shareholders equal to or higher than long-term inflation.

The Board of Directors relies on:

  • the constant, indexed rental flow from existing investment properties;
  • the control of the company's operating costs;
  • the company's hedging policy, which provides good visibility on interest charges and makes them assessable in the medium term;
  • the existing pipeline of project developments;
  • the reserves that the company has built up over the years.

For the financial year 2022, the distribution to shareholders was increased for the 23nd time in a row, to € 1.10 per share.

Financial year 2023

On 7th May 2024, during the General Meeting, a distribution to shareholders of € 1.12 per share (compared to € 1.10 for 2022) will be proposed for financial year 2023, an increase for the 23rd consecutive year. 

The distribution to shareholders will consist of the combination of:

- a gross dividend of € 1.01 per share (an increase of € 0.01 compared to € 1.00 for FY 2022) to be proposed to the annual general meeting of May 7, 2024.

- a reduction in shareholders’ equity of € 0.11 per share (an increase of € 0.01 compared to € 0.10 for FY 2022) that requires the decision of an extraordinary general meeting. This distribution will consist in part of a capital reduction and in part of a distribution of reserves (In accordance with article 18, paragraph 7 of the Income Tax Code).

Withholding tax

Dividends paid by Home Invest Belgium are subject to a Belgian withholding tax of 30%. A partial or total exemption from withholding tax on dividends can be obtained by shareholders who fulfil specific conditions imposed by law. A capital decrease is in principle exempt from Belgian withholding tax.
